La Clara vs. Forté on Flagler: Sold-Out Resale vs. Completed New Construction

Two boutique South Flagler Drive towers, both now fully built — one resale-only and sold out, one recently completed. Here's how they compare for buyers today.

La Clara and Forté on Flagler are both boutique towers on or near South Flagler Drive that are now fully delivered — which makes this comparison different from the others in this series. Neither is a pre-construction bet; both are buildings you can walk through today. The question is which fits your budget and space needs.

La Clara — 200 Arkona Court. 83 residences across 25 floors, completed 2023, architecture by Hariri Pontarini with Snaidero kitchens. Pricing from $2M to $5M. The building is 100% sold out at the developer level — every unit available today is a resale.

Forté on Flagler — 1333 S Flagler Dr. 41 boutique residences across 25 floors, completed 2025 — the newest completed building in this comparison. Two flow-through residences per floor, 4,200–8,400+ square feet, interiors by Jean-Louis Deniot. Pricing from $4.5M to $20M. Minimum 6-month rentals permitted.

On price point, this is the clearest differentiator: La Clara's $2M entry point is less than half of Forté's $4.5M floor. Forté's residences are also substantially larger on average (4,200+ sq ft flow-through layouts, two per floor) versus La Clara's more conventional condo footprint — buyers are paying for meaningfully more space per residence at Forté, not just a newer building.

On resale dynamics, because La Clara has been sold out at the developer level since 2023, every transaction there is a resale with real comparable sales data to underwrite an offer. Forté completed in 2025, so its resale market is only beginning to establish itself — expect less comp history there for now, which cuts both ways: less certainty, but potentially less competition for a well-priced unit.

On unit count and building feel, La Clara's 83 residences make it roughly twice the size of Forté's 41 — Forté's two-residences-per-floor layout is genuinely boutique in a way few WPB buildings can claim.

On rental policy, Forté's 6-month minimum is documented; La Clara's current rental policy should be verified directly, as it isn't uniformly published — contact DO Homes Group for the current answer before assuming either way.

Both buildings deliver Hariri Pontarini- and Jean-Louis Deniot-caliber design in a boutique, low-unit-count format — the real decision is budget and space. If $2M–$5M with a completed sales history fits your search, La Clara is the more established choice. If you want more space, a newer building, and can go to $4.5M+, Forté on Flagler is the newer, larger-footprint option.
