About The Nora District
NORA (North of Railroad Avenue) is downtown West Palm Beach's newest neighborhood, and the only one built out of its own history. Roughly 40 acres between Palm Beach Lakes Boulevard, Quadrille Boulevard, North Dixie Highway, and the FEC Railway grew up in the 1920s as a freight warehouse district along Henry Flagler's rail line. Instead of clearing it, the developers restored thirteen of the original brick buildings and filled them with restaurants, shops, and studios, with North Railroad Avenue as the main street. Nora House, a 117-residence building on North Dixie Highway, is the district's condominium address, and the boutique Nora Hotel opens on the corridor in fall 2026.
Neighborhood Highlights
- Thirteen restored 1920s warehouse buildings, anchored by a 1925 structure at 925 N. Railroad Avenue
- North Railroad Avenue restaurant row: Del Mar, Loco Taqueria & Oyster Bar, Indaco, Sports & Rec, H&H Bagels, and Van Leeuwen
- The Nora Hotel, opening fall 2026 with Pastis on the ground floor and a rooftop pool
- Walk Score of 100 at Nora House, the district's one condominium building
- About a mile north of Clematis Street, between downtown and the North Flagler waterfront

What Makes NORA Different From the Rest of Downtown
Most new neighborhoods in South Florida start with a cleared lot. NORA started with a row of brick freight warehouses that had served the Florida East Coast Railway since the 1920s. NDT Development, Place Projects, and Wheelock Street Capital kept thirteen of those buildings and restored them. The centerpiece dates to 1925. What you walk through today has painted brick, loading-dock storefronts, and high warehouse ceilings. A new district can't fake that.
It's the largest redevelopment downtown West Palm Beach has seen since CityPlace opened in 2000, but it doesn't look like CityPlace. CityPlace was built all at once around a plaza. NORA fills in one storefront at a time along a single street, North Railroad Avenue. You can see which storefronts are open, which have leases signed, and which are still raw brick waiting on a tenant.
Eating and Shopping on North Railroad Avenue
The restaurant lineup is the reason most people first come to NORA. Del Mar, the Cameron Mitchell Mediterranean restaurant at 1015 N. Railroad, is the group's first in Palm Beach County. Loco Taqueria & Oyster Bar at 840 N. Railroad is the Boston restaurant's first Florida location. Indaco, Indigo Road Hospitality's wood-fired Italian room at 1080 N. Railroad, and Sports & Rec round out dinner. Mornings belong to Sunday Motor Co., H&H Bagels, and Celis Juice Bar, and Van Leeuwen covers dessert a few doors down.
The retail mix leans toward names that don't have another storefront in West Palm Beach: Le Labo, Warby Parker, mint, and Pompanos. Solidcore and a handful of salons and studios fill in the daily errands. Pastis, Stephen Starr's version of the New York brasserie, opens with the Nora Hotel in fall 2026, and Nami Nori and SWEAT440 are also on the way. Living in NORA: One Building, Built Into the District
Right now there is one place to own a home in NORA: Nora House at 1105 N. Dixie Highway. It is an eleven-story, 117-residence building by The Ronto Group, with shops and restaurants on the ground floor and residences above. Two- to four-bedroom homes run 1,465 to 2,960 square feet of interior space and are priced from the low $2Ms, with delivery expected in 2029. The rooftop is built like a sports club, with pickleball, a two-lane bowling alley, and a golf simulator, and the district's restaurants are an elevator ride and a short walk away.
Because NORA sits west of North Dixie Highway, it is an inland address. The Intracoastal is a few blocks east, and the upper floors of Nora House look out over the district toward the water and Palm Beach. If you want to be on the water itself, the North Flagler Drive buildings are the closest alternative, and they're within walking distance of the district.

What’s Actually Within a 10-Minute Walk?
Downtown West Palm Beach gets called “walkable” as though it were one place. It is not. Within a square mile, five addresses produce five genuinely different daily routines — and the difference is big enough to change which building you should buy.
- Every grocery store, pharmacy and market in the downtown core — with the honest walk time to each
- What actually falls inside a 5-, 10- and 15-minute walk of Clematis Street, CityPlace, the Flagler waterfront, El Cid and Nora
- Brightline, Tri-Rail, Palm Tran — and the truth about the downtown trolley, which no longer runs
