Downtown West Palm Beach gets described as "walkable" as though it were one place. It is not. Within roughly one square mile, five addresses produce five genuinely different daily routines — and the difference is large enough to change which building you should buy.

That is why we built the Downtown West Palm Beach Walkability Map. It draws 5-, 10- and 15-minute walking rings around five reference points and lists what actually falls inside each one. Every business, park, marina and station named in it was checked against an operator or agency source in September 2026. Places that had closed, moved or been renamed were removed, and several widely circulated listings turned out to be wrong.

The guide is free, it downloads instantly, and we do not ask for your email to hand it over.

How the Walking Rings Are Measured

Distances are straight-line measurements between coordinates, multiplied by 1.2 to allow for the street grid, then converted at a steady 3 mph walking pace and rounded. A 5-minute ring is about a quarter mile of walking; 10 minutes about half a mile; 15 minutes about three quarters of a mile.

These are planning estimates, not routed directions. Your real time will vary with the route you take, which entrance your building uses, crossing signals, weather, construction detours and your own pace. Use them to compare locations against one another — then walk the specific route from the specific building before you commit.

One more caveat worth stating plainly: each map is drawn from one representative point, not from a specific building. Two condominiums three blocks apart can land in different bands.

The Five Starting Points

Clematis Street is the historic retail spine of downtown, running west from the Intracoastal at Flagler Drive. Its walking profile is the densest of the five: everyday errands, dining, a pharmacy, the post office, the public docks and the Brightline station all sit inside a ten-minute radius. The trade-off is that CityPlace, the Kravis Center and the only full grocery store are a genuine 13- to 17-minute walk south.

CityPlace, at 700 S Rosemary Avenue, carried the name Rosemary Square from 2019 until Related Ross restored the original name in May 2024. It functions as a self-contained district — the downtown Publix, the Kravis Center, the Convention Center, a Cleveland Clinic outpatient facility and an Equinox club are all inside it or beside it.

The Flagler waterfront centers on Waterfront Commons at 100 N Clematis Street, where the Great Lawn, the Meyer Amphitheatre, the Centennial Square fountain, the free city docks and the Flagler Drive promenade converge. Its rings overlap heavily with Clematis Street's.

El Cid is a residential historic district of 1920s Mediterranean Revival, Mission and Frame Vernacular houses between S Dixie Highway and S Flagler Drive, south of downtown proper. Its five-minute ring holds three things: the Norton Museum of Art, the Ann Norton Sculpture Gardens and the South Cove boardwalk. The errand list that Clematis Street residents walk to is, from El Cid, a drive.

Nora is a roughly $1 billion mixed-use redevelopment along North Railroad Avenue, north of the historic downtown grid, spanning about 10th Street to Palm Beach Lakes Boulevard between the FEC railway tracks and Dixie Highway. It is the newest of the five and the one changing fastest, which is exactly why its listings needed checking rather than repeating.

What the Guide Covers Inside Each Ring

Every ring is broken out by the categories that actually decide whether a walk happens: grocery and markets; restaurants, cafés and shopping; medical and pharmacy; parks, waterfront and public space; marinas and boating; culture and entertainment; fitness and everyday services; and Brightline and transportation.

There is also a full transportation section covering rail, road, air and water. Downtown West Palm Beach is unusual among South Florida downtowns in that intercity rail, commuter rail, long-distance rail and the regional bus hub all sit inside the same square mile — and the airport is a short drive rather than a long one.

Two Things Most Online Guides Still Get Wrong

The free downtown trolley no longer runs. The original service ended in 2023, and its replacement, RideWPB, ended on May 31, 2026. The city's new service, West Palm Move — fixed-route electric shuttles plus on-demand vehicles — was announced for a late-summer or early-fall 2026 launch at $1 per fixed-route ride and $2 on demand, with an initial route running from the Norton Museum through downtown to Northwood Village. Check its current status before relying on it.

In the meantime, the Circuit electric shuttle covers downtown and Palm Beach island daily from 7 a.m. to 9 p.m. through its app. The Downtown Development Authority lists an average fare of about $2 per ride, while Circuit's national page still describes rides as free — confirm before planning around it.

Where Is the Nearest Grocery Store?

This is the question relocating buyers ask most, and the honest answer is narrower than people expect. The only full-size supermarket in the downtown core is the Publix at 375 S Rosemary Avenue inside CityPlace, open 7 a.m. to 10 p.m. daily. It is a compact store with no pharmacy counter.

Smaller markets fill the gap: Green Olive Market Place on S Olive Avenue, The Market on Clematis, Mama Bella on S Dixie and the Mediterranean Market & Deli on 5th Street. The GreenMarket runs Saturdays on the waterfront from October through May.

So Is Downtown Actually Walkable?

It depends entirely on where in downtown you are. From Clematis Street or the Flagler waterfront, a pharmacy, a market, restaurants, a gym, the post office, a bank, the public docks, several parks and the Brightline station are all inside a 10-minute walk. From El Cid, that same errand list is a drive.

Neither answer is the wrong one — they are different lifestyles at different price points, and plenty of buyers choose El Cid precisely because it is quiet. What matters is knowing which one you are buying before you sign, rather than after.

Download the guide, mark the five or six places you actually want within walking distance, and bring that list to us. We will build you a shortlist of downtown condos that clear it — and walk the routes with you before you make an offer.
