Living on South Flagler Drive: West Palm Beach's Most Coveted Address
Seven buildings, four consecutive blocks, and a price range from $700K to $35.5M — a building-by-building look at the stretch of Intracoastal waterfront that faces Palm Beach Island.

South Flagler Drive is the stretch of West Palm Beach waterfront running south from Okeechobee Boulevard along the Intracoastal, with Palm Beach Island directly across the water. It is a different market from North Flagler Drive — fewer buildings, larger residences, higher price floors, and a view line that looks at the island's low-rise estate section rather than at open lagoon.
If you have been searching WPB waterfront and keep landing on the same handful of addresses — 1100, 1155, 1333, 1355 — that is not a coincidence. Those four numbers are four consecutive blocks, and between them they hold most of the value on this side of the corridor.

The Buildings, Block by Block
525 & 529 S Flagler — Plaza of the Palm Beaches. Built 1986. Two towers, 221 residences, 33 floors, $1.4M–$8.25M. HOA $1,800–$4,500/month, three-month minimum rentals. The most accessible way onto the northern end of the corridor, and the building here with the most consistent resale activity.
1100 S Flagler — The Bristol. Completed 2019. 68 flow-through residences across 25 floors, $4M–$25M. HOA $5,500–$18,000/month. Pet-friendly with no size limit and dedicated dog walk areas. Rentals are limited by design — this is an owner-occupied building. The Bristol set the ceiling for the corridor and, six years on, still largely holds it.
1155 S Flagler — Edgeworth. Related Ross, Kohn Pedersen Fox architecture, two curved 28-story towers, 168 residences, $2.5M–$35.5M, delivering 2029. The site is the former Family Church campus, which Related Ross secured by agreeing to build the congregation a new school and sanctuary. It is the largest contiguous parcel anyone will develop on this street. Full buyer breakdown here.
1333 S Flagler — Forté on Flagler. Completed 2025. 41 residences, 25 floors, $4.5M–$20M. Two flow-through residences per floor, 4,200–8,400+ sq ft, wraparound terraces over 1,000 sq ft, interiors by Jean-Louis Deniot. Six-month minimum rentals. This is the privacy play on the corridor.
1355 S Flagler — South Flagler House. Two 28-story towers, approximately 105 residences, $3.5M–$20M. Topped out November 2025, delivering 2027. HOA projected at $3,000–$8,000/month. Two pets, no weight limit. Six-month minimum rentals.
1701–1801 S Flagler — Rapallo. Built 1973. 384 units across 19 floors, $700K–$2M, HOA $900–$2,000/month. Pet and rental policies vary by tower and should be verified with the association. This is the entry point to a South Flagler address — and the only one that starts under $1M.
South Flagler Dr, 33405 — Maison d'Or. Kolter Urban's 39-residence, 19-story tower further south, $5.7M–$15M, with flow-through plans from 3,000 to over 10,000 sq ft, HBA interiors, and a new-construction boat dock for four vessels. Delivery date not yet set.
What the Address Actually Buys
The view line. Across the water is Palm Beach Island, and the island is low-rise. On most of this corridor you are looking at water, then trees, then rooftops — not at the side of another tower. That is the single attribute buyers on this street are actually paying for, and it is the one that cannot be replicated by a building one block inland at half the price.
Position between two things at once. From the 1100–1355 blocks you are within walking distance of downtown dining and the Brightline station in one direction, and a bridge crossing to Palm Beach Island in the other. The Norton Museum of Art sits a few blocks inland. Very little waterfront in South Florida is also walkable to a working downtown.
Scarcity that is structural, not marketing. There are seven buildings on this stretch. The waterfront is fixed, the parcels are built or committed, and the last genuinely large one — the Family Church campus at 1155 — is now spoken for. Whatever the corridor looks like when Edgeworth delivers in 2029 is close to what it will look like permanently.
The Part That Is Not in the Brochure
HOA fees on this street span twenty to one. Rapallo runs $900–$2,000 a month. The Bristol runs $5,500–$18,000. Both are South Flagler Drive addresses. The fee tracks staffing, amenity load, and reserve funding — not the view — and it is a permanent line in your budget, not a closing cost. Model it before you fall in love with a floor plan.
Rental rules vary building to building, and the differences are real. Three-month minimums at Plaza of the Palm Beaches. Six-month minimums at Forté and South Flagler House. Effectively owner-occupied at The Bristol. Varies by tower at Rapallo. Not yet published at Edgeworth or Maison d'Or. If the ability to rent — even occasionally, even to family — matters to you, that question belongs at the front of your search, not the end.
You will have construction neighbors until 2029. 1155 and 1355 are active sites. South Flagler House delivers 2027; Edgeworth follows in 2029. If you buy at 1100 or 1333 today, that is your streetscape for the next several years. It is not a reason to avoid the corridor — every buyer already here made the same trade — but it should be a conversation you have before you write an offer, not after.
Which One Fits
If you want to move in now and know exactly what you are buying, the completed buildings are Plaza of the Palm Beaches, The Bristol, Forté, and Rapallo — four very different price tiers, all with real sales history you can review. If you are willing to wait for new-construction specification, South Flagler House delivers in 2027 and Edgeworth in 2029. If privacy is the variable you optimize for above all others, Forté's two-residences-per-floor plan is the most extreme answer on the street, and Maison d'Or's 39 residences are close behind.
