The Cipriani family's first Palm Beach County building delivers Q4 2026 with final units available — and one decision, Resort versus Tower, changes everything about what you own.

Mr. C Residences West Palm Beach is the fourth-generation Cipriani family's first branded residential building in Palm Beach County: 146 residences in a 27-story tower at 383 Okeechobee Boulevard, developed by Terra Group, priced from $1.6M to $6M+, delivering Q4 2026 with final units available.

That last detail is why this building is worth understanding now rather than later. Most of the branded towers announced in WPB between 2021 and 2024 are still construction sites. Mr. C is the one arriving.

Mr. C Residences: Everything You Need to Know Before Buying

The One Decision That Matters

Mr. C is two different buildings stacked in one tower, and choosing between them is the whole purchase.

Resort Residences, floors 2–8. Fully furnished. No rental restrictions. Eligible units can participate in an optional hospitality rental program through the hotel's own reservation infrastructure — nightly, weekly, or monthly — or you can simply hold the unit for your own use.

Tower Residences, floors 9–20. Private residential condominiums with a six-month minimum rental guideline, full hotel service, and the quieter experience that comes with sitting above the hotel floors (21–25) rather than below them.

Both share the same specification — 10-foot ceilings, floor-to-ceiling glass, private terraces, Italian cabinetry, Wolf and Sub-Zero appliances, terrazzo countertops — and both get identical amenity and service access. The difference is not tier. It is ownership flexibility and daily living experience.

The mistake buyers make here is choosing on floor height. A higher floor is a better view; that is true and it is not the point. The right question is how you intend to use the residence when you are not in it. If the answer is "leave it empty and locked," Tower is simpler. If the answer is "I want the option to put it into the program some years and not others," Resort is the only product in this price range in WPB that gives you that. Decide that first, then pick a floor.

What the Cipriani Name Actually Delivers Here

Not a lobby plaque. The Bellini program operates on three floors of the building: Bellini Café at street level for daily service, Bellini Restaurant on floors 26 and 27, and the Bellini Rooftop Lounge and pool with views across downtown, Palm Beach Island, and the Intracoastal.

Layered on that: the signature Mr. C Spa with treatment rooms, sauna and steam; dedicated yoga, Pilates and Peloton studios alongside the main fitness center; a garden-level lap pool with private cabanas; butler service and 24-hour concierge; a library and business lounge; outdoor cinema, bocce court, billiards room; and Little C's outdoor playground.

This is a genuinely unusual amenity mix for WPB in one respect: it is built around gathering and service rather than around square footage. If you have looked at other buildings on the market and found the amenity decks impressive but impersonal, that difference is the thing to go evaluate in person.

The HOA Question — Ask It Early

Mr. C's HOA fee is still listed as pre-construction and has not been finalized. Budget conservatively, and understand why: you are funding hotel-grade operations. Butler service, 24-hour concierge, a three-venue food and beverage program, spa maintenance, and full amenity staffing cost more to run than a conventional residential tower of the same size.

Request the current published estimate before you contract, and read it against the condominium documents rather than the brochure. Ask specifically how the hotel and residential components share costs — that allocation is the single line item most likely to surprise you after closing.

If you are buying a Resort Residence with the rental program in mind, also get the program's participation requirements, fee structure, and any blackout or minimum-availability terms in writing. Those terms determine whether the flexibility you are paying for is as flexible as it sounds.

The Location Is Measurable

383 Okeechobee sits at Okeechobee and Rosemary, in the walkable core of downtown. From the front door: the Kravis Center is about four minutes on foot, The Square at CityPlace three, Clematis Street seven, the Brightline station nine, and the Flagler Drive waterfront path about twelve.

This is the trade against the waterfront buildings. Mr. C is not on the Intracoastal — South Flagler Drive is where you go for direct water frontage. What Mr. C offers instead is the ability to walk to a performance, have dinner in your own building afterward, and never move the car. In South Florida, where nearly all luxury residential is car-dependent by design, that is the rarer of the two.

Where It Sits Against the Rest of the Market

Against Olara — larger community, José Andrés restaurant, private marina, direct North Flagler waterfront, $2.2M entry, but 2028 delivery. Mr. C's counters are downtown walkability, the Resort rental flexibility, and being finished two years sooner.

Against South Flagler House — the prestige waterfront address at $3.5M+, delivering 2027. Different building for a different priority, and a higher floor price.

Against Forté on Flagler — 41 residences, two per floor, $4.5M+. If privacy at estate scale is the goal, that is the answer and Mr. C does not compete for it.

Against Nora House — boutique scale in the Nora District, $2M–$10M, delivering 2029. Neighborhood character versus full hotel infrastructure, and a three-year wait versus this quarter.

Before You Sign

Delivery is Q4 2026 and inventory is described as final units — which means the selection you are choosing from is the selection that exists. Verify what is actually left before building a plan around a specific line or exposure.

Understand that the resale market for this building does not exist yet. Mr. C is among the first of the current branded wave to complete, so early owners will be establishing the comparables rather than reading them. If you expect to sell within a few years, price that uncertainty in.

And confirm the delivery date against your own timeline. Terra Group's South Florida record is strong, but if a lease expiration, a school-year start, or a tax residency date depends on move-in, build a buffer and discuss contingencies before you sign.
