The first thing every buyer notices about Shorecrest is the view corridor. At 1865 N Flagler Drive, the building sits on the North Flagler stretch known locally as Billionaires Row — a section of waterfront where the Intracoastal narrows just enough to put Palm Beach Island directly across the water rather than a hazy line in the distance. From the upper floors, that view opens further to the Atlantic on clear days. It's a rare combination: an intimate, close-up waterway view paired with genuine ocean visibility, and it's the reason Shorecrest's rooftop pool deck reads less like an amenity photo and more like the actual selling point of the building.

Related Ross — the developer behind South Flagler House — designed Shorecrest to feel deliberately smaller than its 28-story height suggests. The building holds roughly 96 residences, a count that was reduced from an earlier plan through custom combinations during the sales process. For a tower this tall on this address, sub-100 residences is genuinely low density — closer to a private club than a typical high-rise. Roger Ferris + Partners handled the architecture, with a mosaic-inspired façade that's become one of the more recognizable new silhouettes on the WPB waterfront, and Rottet Studio designed the interiors around warm minimalism — sculpted curves, warm neutrals, and floor-to-ceiling glass that keeps the water view present from nearly every room.

Pricing and floor plans. Shorecrest is currently priced from roughly $3 million to $10 million, with delivery expected in 2027. As with most pre-construction buildings, the exact floor plan lineup and current availability shift as units sell — contact DO Homes Group for the current plan set, square footage, and pricing by line, since what's available changes month to month during the sales process.

Amenities. The rooftop is the centerpiece: a 75-foot pool with panoramic Intracoastal, Palm Beach Island, and Atlantic views, surrounded by his-and-hers spa suites, a cold plunge and hot tub, yoga and Pilates studios, and a fitness studio. Related Life — the same resident programming brand used across Related Ross's portfolio — runs culinary demos, sommelier events, and wellness classes, backed by a dedicated Lifestyle Director who handles reservations, travel, and event curation. Ground-level amenities include a cocktail lounge, card room, private dining room, executive meeting suites and a coworking lounge, and a secluded porte-cochère arrival with 24-hour attended lobby, doorman, valet, and concierge.

HOA fees, pet policy, and rental restrictions haven't been finalized publicly yet — that's normal at this stage of a pre-construction sale, but it also means you shouldn't rely on secondhand numbers. Who Shorecrest is best for. This building tends to draw three kinds of buyers. Downsizers and empty nesters moving out of a large single-family home find the low-density layout and full-service amenities genuinely lower-maintenance without feeling like a step down in scale or service. First-time luxury condo buyers who want the confidence of a proven developer — Related Ross's South Flagler House track record matters here — gravitate toward Shorecrest over less-established projects on the same corridor. And part-time or seasonal residents get a turnkey building with a Lifestyle Director and concierge handling the details that make a second home actually easy to use, rather than a property that requires management from afar.

Shorecrest also benefits from its neighbors: the Ritz-Carlton Residences, Olara, and Mandarin Oriental Residences are all rising nearby, representing billions of dollars of institutional capital committed to the same stretch of North Flagler. That concentration of investment is part of the reason the corridor's values have been on a sustained upward trajectory — buying into Shorecrest now means buying into that trend before it's fully priced in. With a 2027 delivery, pre-construction pricing is still available, but the window narrows as more of the building sells.
