Before You Buy a West Palm Beach Condo, Check the Sun
An east-facing residence looks over the Intracoastal and takes the morning. A west-facing terrace gets the sunset — and the full late-afternoon sun for most of the year. What to check about exposure before you choose between two residences, and how to see it on a map first.

A condo can have the right floor plan, a great view, and a beautiful building — and still be wrong for the way you live. The difference is often sun exposure.
In West Palm Beach, the water is on your east side. An east-facing residence looks across the Intracoastal toward Palm Beach island and takes the morning sun, which is the gentler half of the day. A west-facing terrace gets the sunset over the mainland skyline — and the intense late-afternoon heat that comes with it for much of the year. Cross the bridge and it inverts: from Palm Beach island, west is the Intracoastal, and the sunset lands over the water. Same compass heading, different view, different afternoon. A north-facing residence may stay noticeably more comfortable in summer, while a south-facing home brings dependable light through the winter. On the lower floors, the building next door can change the equation entirely.

These are details that listing photos and floor plans rarely explain.
The Questions Buyers Should Ask
Before choosing between two residences — or even two lines in the same tower — ask:
- Which direction does the main balcony face?
- What does the sun feel like at 4 p.m. in July?
- Will the terrace, pool deck, or outdoor dining area be shaded by neighboring buildings?
- How different will the light be in December versus June?
- Is the view bright and open, or does the surrounding skyline block the afternoon sun?
For waterfront and downtown condos, these are not small lifestyle details. They affect how often you actually use your outdoor space, whether a room needs its shades closed during the day, and how the residence feels when you are living in it rather than touring it.
Why Direction Is Only Part of the Story
"West-facing" tells you something, but not enough.
The sun's position changes through the day and across the seasons, and so does the effect of the towers around you. A residence with a great view may still take strong afternoon sun. Another may have a terrace that sits in shade because of the building beside it. Pool decks and lower amenity floors are the most exposed to this, since they are the spaces most easily blocked by whatever was built next door.
The seasonal swing here is larger than most buyers expect. At midday in June the sun over West Palm Beach sits nearly 87 degrees above the horizon — almost directly overhead, so shadows are short and a deep balcony shades itself. In December it climbs only to about 40 degrees, and at midday a building casts a shadow many times longer than it does in summer. A terrace that feels shaded in August can be in full sun in January.
