The Berkeley Palm Beach broke ground in July 2026 at 550 South Australian Avenue, and the developer reported sales past $125 million in August — with more than 25% of the building's 193 residences under contract before a single floor was poured.

For anyone tracking West Palm Beach new construction, both halves of that sentence matter. Buildings announce; fewer break ground. And absorption at that pace, this early, tells you something that renderings never do.


What Actually Happened

The Berkeley is a 25-story, 193-residence tower on the western edge of downtown West Palm Beach, overlooking Clear Lake. Delivery is targeted for 2029.

The project is Al Adelson's follow-up to The Bristol — the building against which West Palm Beach luxury has been measured since it delivered. His development vehicle, Australian Properties Group, is a joint venture with Sympatico Real Estate. The design team is Bernardo Fort-Brescia of Arquitectonica as architect, Arquitectonica Interiors for the residential fit-out, and EDSA for landscape.

Current pricing starts around $2.5 million and runs past $12 million for penthouses. Residences run from two to five bedrooms, topping out at a five-bedroom penthouse of 5,834 total square feet. Terraces range from 361 to 1,092 square feet — among the largest in the WPB new-construction pipeline. Flow-through plans begin on the eighth floor, adding an east-facing Intracoastal and Atlantic exposure to the west-facing Clear Lake views every floor gets.

The amenity program runs roughly 70,000 square feet across indoor and outdoor space.


What Groundbreaking Changes for a Buyer

If you are comparing pre-construction towers right now, the shift from "selling" to "under construction" changes three things about how you should read The Berkeley.

Timeline moves from estimate to schedule. Before July, delivery was unpublished. It is now 2029, with a real construction sequence behind it. That does not make the date guaranteed — construction schedules move — but you are evaluating a project with a start date rather than one waiting on one. The distinction matters most if you are coordinating a sale, a lease expiration, or a move around delivery.

Launch pricing is gone. The Berkeley opened around $2 million. It now starts near $2.5 million. That is normal escalation as a building absorbs inventory and de-risks, and it is the mechanism behind the pre-construction value argument: buyers who contract early are pricing into the building's risk, not its finished product. The corollary is that the early-buyer discount at The Berkeley has already partly closed. What remains is the gap between today's pricing and where a delivered 2029 building of this specification would trade — still real, but narrower than it was eighteen months ago.

Inventory selection narrows before pricing does. With more than a quarter of the building spoken for, the units that go first are going: preferred stacks, the better exposures, the flow-through plans on higher floors. On a building where the view story changes materially above floor eight, floor plate availability is the constraint worth asking about before you ask about price.


The Building Itself

Two details separate The Berkeley from most of what is under construction in West Palm Beach.

The first is the pool program, which is deliberately split. A seventh-floor resort pool deck with cabanas and outdoor recreation space handles daytime and group use; a rooftop adults-only pool retreat handles the quiet end, with skyline and waterfront views. Most towers build one pool and try to make it serve both purposes. Building two is a programming decision, and an expensive one.

The second is the flex room in every floor plan — a room the developer leaves undesignated so it can work as a home office, media room, gym, or guest suite. Combined with a kids center, a teen room, and a whole-building generator, it reflects the developer's stated positioning around modern family living, which is a different specification from the seasonal, lock-and-leave programming most WPB luxury towers are built for. Year-round occupancy asks more of a building: more storage, more service, more redundancy in the power supply. All residences are available to any buyer without restriction.

Supporting services include complimentary on-demand house car service, concierge-coordinated package delivery to a private Butler's Pantry in select residences, valet, and a private elevator vestibule in every residence.


The Clear Lake Address

The Berkeley is not competing for Flagler Drive frontage, and that is the point.

Clear Lake sits at the western edge of downtown — a quieter water setting with sunset views across the lake, a short walk from The Square. The Kravis Center and the Norton Museum are within easy reach, as is the densest concentration of dining in the city. What Clear Lake gives up in Intracoastal prestige it returns in walkability and calm, and the upper-floor flow-through plans recover the eastern water views anyway.

The corridor itself is getting attention independent of the building. The city's trail investment along Clear Lake has been advancing alongside the residential development, which is generally what happens before a district stops being described by what it is near.


What Is Still Unpublished

Two numbers buyers want are not out yet: the HOA budget and the rental policy. That is normal at this stage, and it defines what due diligence looks like here. Things worth pinning down in the purchase agreement rather than the brochure:

  • Deposit schedule and escrow — how much is due at each construction milestone, where it is held, and when it is refundable.
  • The outside delivery date — not the 2029 marketing estimate, but the contractual date past which you have remedies, and what those remedies are.
  • The projected HOA budget, and what happens if year-one actuals exceed it.
  • The rental policy at turnover, in writing, if leasing is part of your plan. Association votes after closing can change it.
  • Finish allowances, when selections lock, and what the developer may substitute.

Financing also works differently from a resale purchase, and new construction is typically non-warrantable until a building is substantially sold and closed — worth modeling before you assume a delivery-date rate.


Where It Fits

The Berkeley is one of four serious pre-construction options in West Palm Beach right now, and they are not interchangeable. Olara is the resort-amenity play on North Flagler. South Flagler House is the top of the market. Nora House is the NoRA District bet. The Berkeley is the walkable, year-round, Clear Lake option from a developer with a delivered building you can go stand in — which, for a purchase this far ahead of completion, is the most useful diligence available.
