Two towers, managed by Ritz-Carlton

The condominium is split between Tower A and Tower B. October 2026 listing data counts 242 residences in the community, 150 of them in Tower A. The association's rules (effective May 2016) name The Ritz-Carlton Hotel Company as the property's manager, and the 2026 listing data still lists Ritz-Carlton for property management.

The owners' amenity spaces in those rules include social rooms, a boardroom, movie theaters, a library and a poolside restaurant, the Grill. Residents can park themselves or use valet, subject to the valet service's hours. Ask the association what the management agreement covers, what it costs and when it comes up for renewal: a branded management contract is part of what the monthly fee pays for.

Leasing depends on the unit

The 2016 rules set two leasing regimes by unit number, under section 17.8 of the declaration. All Tower A units, and Tower B units ending in 01 or 02, may be leased only for more than 30 days, with board approval and an application filed at least three weeks before the lease starts. Tower B units ending in 03 through 06 are "restricted units" that may be rented for less than 30 days, with a registration form filed seven days before arrival. Timeshares, vacation clubs and fractional ownership are not allowed in any unit.

October 2026 listing data for a Tower A unit reports one lease a year with a 30-day minimum and tenant approval. If you are buying with rentals in mind, check the unit number against these rules and get the current declaration and rules from the association: they change by amendment, and rental rules don't tell you what a unit will earn.

What to ask before you buy

The Ritz-Carlton Singer Island was completed in 2008, so it has not reached the age at which Florida requires a milestone inspection, but the structural integrity reserve study rules apply to condominium buildings three stories or taller regardless of age. Ask for the study, the reserve schedule and a year of board minutes. Listing data gives the flood zone as X. Confirm it with an elevation certificate and your insurance agent.

Condo due diligence at Ritz-Carlton Singer Island

Oceanfront condos are bought as much through the association's documents as through the unit itself. Before you commit, get these — and give yourself time in the contract to read them.

  1. Budget and reserves

    Get Ritz-Carlton Singer Island's current adopted budget and reserve schedule. Look at what is actually in reserve against what the schedule says should be, and how long the roof, elevators, paint and waterproofing have left.

  2. Milestone inspection and structural integrity reserve study

    Florida requires milestone structural inspections for condominium buildings three stories or taller once they reach a set age, and a structural integrity reserve study (SIRS) for the components that keep the building standing and dry. Where they apply, ask for both reports and read the recommendations, not just the cover page.

  3. Special assessments

    Ask the seller and the association, in writing, about any assessment that is approved, proposed or under discussion — and read a year of board minutes, which is usually where a coming assessment shows up first.

  4. Litigation and developer control

    Ask Ritz-Carlton Singer Island in writing about any pending or recent lawsuits involving the association, whether against a developer, contractors, owners or insurers, and check the county court docket yourself. In a newer building, also ask whether control of the association has passed from the developer to the owners.

  5. Insurance

    Get the master policy declarations: wind, flood and deductible. Then price your own unit policy (HO-6), including loss-assessment coverage, before you commit — on the ocean, insurance can move the monthly cost as much as the association fee does.

  6. Pets, leasing and approval

    Get the current declaration, bylaws and rules for Ritz-Carlton Singer Island. Pet limits, minimum lease terms, leases per year, waiting periods and the buyer-approval process are set by each association and change by amendment.

  7. Parking and storage

    Find out how parking spaces and storage units at Ritz-Carlton Singer Island are held: deeded as their own parcel, tied to the unit as a limited common element under the declaration, assigned by the association, or rented. Confirm which ones (by number) go with the unit you are buying. Ask what each costs on top of the association fee, whether there is a waitlist, and what transfers with the unit when you sell.

  8. Storm procedures

    Ask how Ritz-Carlton Singer Island prepares for a hurricane: impact glass or shutters and who installs them, generator coverage, elevator and garage procedures, and what owners must do before leaving for the season. Check the county evacuation zone for the address — it is a barrier island.
