A 60-unit building from 1973

The Seagrape's association documents describe one building containing 60 units, and September 2021 listing data gives it 16 stories. The same listing describes the building as directly on the sand and also lists beach access by easement, so ask the association how the beach access works. The association's own house rules note that there is no lifeguard on duty at its beach.

At more than 50 years old, the building is past the age at which Florida requires a milestone structural inspection for condominium buildings three stories or taller, and the structural integrity reserve study rules adopted in 2022 apply. The September 2021 listing also reported a special assessment in place at the time; it did not give an amount or a purpose. Ask the association for the milestone inspection report, the structural integrity reserve study, the budget and reserve schedule, and whether any assessment is approved, proposed or still being paid.

Pets and leasing

The Declaration of Condominium, as amended in the owner binder dated June 2020, says no pets or animals of any kind may be kept in a unit except caged birds or doctor-prescribed seeing-eye dogs, and that guests and tenants may not bring pets either. It limits leasing to one lease in any 12-month period, for a term of three to twelve months, with no subleasing.

Declarations and rules change by owner vote. Get the current documents from the association before you rely on them — especially if a pet or a rental plan is part of your decision.

Condo due diligence at The Seagrape

Oceanfront condos are bought as much through the association's documents as through the unit itself. Before you commit, get these — and give yourself time in the contract to read them.

  1. Budget and reserves

    Get The Seagrape's current adopted budget and reserve schedule. Look at what is actually in reserve against what the schedule says should be, and how long the roof, elevators, paint and waterproofing have left.

  2. Milestone inspection and structural integrity reserve study

    Florida requires milestone structural inspections for condominium buildings three stories or taller once they reach a set age, and a structural integrity reserve study (SIRS) for the components that keep the building standing and dry. Where they apply, ask for both reports and read the recommendations, not just the cover page.

  3. Special assessments

    Ask the seller and the association, in writing, about any assessment that is approved, proposed or under discussion — and read a year of board minutes, which is usually where a coming assessment shows up first.

  4. Insurance

    Get the master policy declarations: wind, flood and deductible. Then price your own unit policy (HO-6), including loss-assessment coverage, before you commit — on the ocean, insurance can move the monthly cost as much as the association fee does.

  5. Pets, leasing and approval

    Get the current declaration, bylaws and rules for The Seagrape. Pet limits, minimum lease terms, leases per year, waiting periods and the buyer-approval process are set by each association and change by amendment.

  6. Cabanas, parking and storage

    If The Seagrape has cabanas, parking spaces or storage units, find out how each is held: deeded as its own parcel, tied to the unit as a limited common element under the declaration, assigned by the association, or rented. Confirm which one (by number) goes with the unit you are buying. Ask what each costs on top of the association fee, whether there is a waitlist, and what transfers with the unit when you sell.

  7. Storm procedures

    Ask how The Seagrape prepares for a hurricane: impact glass or shutters and who installs them, generator coverage, elevator and garage procedures, and what owners must do before leaving for the season. Check the county evacuation zone for the address — it is a barrier island.
