About Residences at 464 Fern Street

Residences at 464 Fern Street is Related Ross's proposed 25-story tower in the downtown core of West Palm Beach — 194 residences in two- to four-bedroom layouts on a 2.64-acre site at Fern Street and South Dixie Highway, designed by Roger Ferris + Partners. It is the developer's first residential project in West Palm Beach set back from the Flagler Drive waterfront. Plans were filed with the city in June 2026 and are still in municipal review; pricing, a sales program and a delivery year have not been announced.

Why Buyers Choose Residences at 464 Fern Street

  • Related Ross's first West Palm Beach residential tower in the downtown core rather than on Flagler Drive
  • Two- to four-bedroom residences only — the filing shows no studios or one-bedrooms
  • Architecture by Roger Ferris + Partners, the firm behind Related Ross's Shorecrest
  • 486 parking spaces for 194 residences — roughly two and a half per home
  • Fifth-floor amenity level: lap pool, outdoor bar, landscaped terraces, fitness center and game room
  • Ground-floor garden plaza with public art and 4,343 sq ft of commercial space facing South Dixie Highway
  • Walking distance to The Square, Clematis Street and the Brightline station
  • Pre-construction and still in city review — no pricing released yet

Related Ross Moves Inland

Every residential tower Related Ross has launched in West Palm Beach so far sits on Flagler Drive: South Flagler House, Shorecrest on North Flagler, and Edgeworth at 1155 South Flagler. 464 Fern Street is the first one planned for the downtown core itself — a block-scale site at Fern Street and South Dixie Highway, inland from the water and a short walk from The Square, Clematis Street and the Brightline station.

Related Ross paid $55 million for the 2.64-acre site in May 2026. The land had been through earlier proposals, including a 2022 plan by a different team for a rental building of roughly 370 to 400 apartments with a grocery store. Two of the firms that assembled the site, 13th Floor Investments and L&L Holding, were reported to remain in the deal after Related Ross bought in. The current filing replaces the rental scheme with 194 larger residences, and early reporting on the purchase described a for-sale condominium project. Related Ross has not formally announced the tenure, so treat condominium as expected rather than confirmed until it does.

The Building: Two- to Four-Bedroom Homes Over a Parking Podium

The plans describe a 25-story tower of roughly 316 feet by Roger Ferris + Partners — the same architect Related Ross used for Shorecrest. The renderings show glass wrapped in white horizontal floor plates with vertical bands, rounded corners and curved terraces. The parking sits in a rounded podium behind a perforated screen rather than a bare garage wall.

What sets the filing apart from most downtown towers is the unit mix. Every one of the 194 residences is a two-, three- or four-bedroom layout; there are no studios or one-bedrooms in the plans. Floor plans, square footages and finishes have not been released.

Parking is the other number worth noticing. The podium holds 486 spaces, part of them in mechanical systems — about two and a half per residence. In a downtown core where most towers work to fit one or two spaces per unit, that ratio matters to anyone who keeps more than one car.

Amenities: A Fifth-Floor Deck and a Garden Plaza

The amenity program in the filing sits on the fifth floor, on top of the parking podium: a lap pool, an outdoor bar, landscaped terraces, a fitness center and a game room. Related Ross has not yet published a full amenity list, a design team for the interiors, or its service model for the building. At its other West Palm Beach towers the developer runs its Related Life resident programming, but it has not said whether that will extend here.

At street level the plans pair a residential lobby and drop-off with 4,343 square feet of commercial space and a landscaped garden plaza with public art. That plaza faces South Dixie Highway and gives the block a public edge rather than a garage entrance — the kind of street-level contribution the city has been asking new downtown towers to make.

How It Compares Downtown

The nearest comparison is Banyan Tree Residences, about two blocks south at 400 Hibiscus Street: 88 one- to four-bedroom corner homes, pricing from about $1.9M, entitled in August 2026 and projected for 2029. Banyan Tree is further along — it has approvals, a price sheet and a sales gallery — and it is a smaller building with a hospitality brand attached. 464 Fern Street is more than twice the size and leans toward larger layouts.

Against Related Ross's own waterfront towers, the difference is the address. South Flagler House, Shorecrest and Edgeworth are priced for direct Intracoastal frontage. A downtown-core site does not carry that premium, so if 464 Fern Street sells as condominiums its pricing is likely to sit below the developer's Flagler Drive buildings — but until a price sheet exists, that is an expectation, not a number.

Status, Timeline & What Comes Next

As of September 2026, the plans are in front of West Palm Beach's Plans and Plats Review Committee and the project is still in municipal review. No approvals have been granted, no groundbreaking date has been set and no delivery year has been announced. Filings at this stage routinely change before approval — heights, unit counts and amenity plans can all move.

What has not been released: pricing, floor plans, square footages, HOA estimates, pet and rental rules, and a sales-gallery opening date. Nothing at 464 Fern Street can be reserved today.

We are tracking the project and will update this page as each of those details is confirmed. DO Homes Group is not the developer or its sales office; if you want an email when Related Ross releases pricing and floor plans, contact Christine Dekant or John Oliver and we will send them once they are public. And if you are weighing pre-construction against resale more broadly, our new construction hub walks through how a launch works, from reservation to closing.

“New construction pricing in WPB is less transparent than it looks. I can tell you what comparable units in competing buildings sold for and whether what you're being quoted is right.”
